Every effort has been made to ensure that all advertising material is accurate at the time of publication, we cannot be responsible for changes or matters that are out of our control. The information given is in good faith, however no warranties are made regarding information provided either written or oral.

Making a booking
A binding contract comes into force when we receive a signed booking rental agreement and a deposit of 25% of the total balance by bank transfer or payment through Paypal. If you book less than 6 weeks prior to arrival 100% of the balance becomes payable at time of booking. Any final payment becomes due 6 weeks prior to your arrival date. In cases where failure to make payment arises we reserve the right to effect cancellation of the booking.

Rental prices
Our rental prices are per week unless otherwise stated and are inclusive of electricity, water, bedlinen and towels

Cancellation by you
We recommend that you take out insurance to cover the risk of unforeseen circumstances.
Cancellation fees are applied as follows:
Up to 12 weeks prior to arrival date - refund of 50% of the deposit paid
Up to 8 weeks prior to arrival date – refund of 30% of the deposit paid
Up to 4 weeks prior to arrival date – no refund available
You should inform us by email as soon as possible should you need to cancel your holiday.

Cancellation by us
Only in extreme circumstances would we need to make or cancel your booking after confirmation. Such circumstances may arise if damage has occurred which render the property unsafe for occupation. In such cases we will contact you as soon as possible to advise and where practicable offer alternative accommodation. Where we are unable to offer an alternative or you choose not to accept an alternative offer, refund of all monies paid will be made promptly.
However, we regret that we cannot pay any expenses, costs or losses incurred by you as a result of any change or cancellation.

The property
Gite Saint Julien is a three bedroom property and provides accommodation for six persons. In each of the three bedrooms is a double bed. There is an en-suite shower room to the first floor, to the second floor is a family bathroom.
A fully fitted kitchen is provided including cooker, microwave, fridge/freezer, kettle, toaster and coffee maker. Sufficient cutlery, crockery and utensil are available to meet the needs of your party. All bed linen and towels are included in the rental fee. If your stay is longer than one week we will provide a change of bedding and towels on request.

Your responsibilities
You take full responsibility for the actions and behaviour of all members of your party. We ask that you ensure at all times you and members of your party act considerately to others and do not act in a manner that may cause offence, injury or distress to third parties. We reserve the right where we consider behaviour to be inappropriate to terminate the stay without compensation.
The property will be cleaned before you arrive and we ask that on departure you leave the property clean and tidy (alternatively you may opt to use our departure cleaning service at a cost 50 euros). You also agree to pay in full for all damages/breakages caused by you or members of your party.

Restrictions
We regret that we operate a strict policy of No Smoking in the Gite. No pets are allowed.

Security deposit
On arrival a security deposit of 150euros is payable to cover any damages/breakages. The deposit will be refunded less any costs incurred on your departure.

Our responsibilities
We aim to provide accommodation that is of the highest standard and will provide a clean property, suitably equipped as described in our promotional material. We will provide in the property a smoke detector, carbon monoxide detector, fire blanket and extinguisher for your safety.
However, we will not be responsible for any injury, illness, death, damage or expense which results from the fault, negligence or otherwise of a member of your party or of a third party not connected with the provision of the accommodation.

Arrivals and departures
We ask that guests arrive at the property no earlier than 4.00pm and no later than 10.00pm unless prior arrangements are made. Guests are kindly requested to vacate the accommodation by 10.00am on date of departure to ensure we have time to prepare the property for incoming guests.

End of Let
You are expected to take good care of the property and its contents and on departure should ensure that it is left in a clean and tidy condition. All items must be left in the same condition as when taking the let. Any breakages or damage must be reported as soon as possible. Failure to leave the property clean and tidy or if there are breakages or damage, the cost of this will be deducted from the security deposit.

Car Parking
Car parking is available to the front of the property, it should be noted that this is restricted, there is further parking which has no restrictions at the Panorama approximately 100 metres away.

Complaints
Our aim is for you to have a memorable holiday and would wish to address any issues you may have. In the first instance you should inform the owners of any problem you have, we will always where possible endeavour to rectify the matter immediately. When it is necessary we reserve the right to enter the property at reasonable times to rectify any repair. Any complaint following departure must be made in writing within 7 days of the date of your departure.
